Overwhelming interest in Bloom Park Residences
Last Thursday marked the successful launch of sales for the first phase of Bloom Park. More than 400 interested buyers attended the sales event of this first residential development in Merwede—a new, green, and car-free urban district in Utrecht that will eventually feature 6,000 homes. Bloom Park is a joint development by Boelens de Gruyter and G&S&, with Orion Investment Partners serving as investment manager. The construction began earlier this year, and the first homes are expected to be delivered in 2027.
Located in the northern part of Merwede, Bloom Park comprises a total of 189 homes: 85 owner-occupied and 104 rental units, the latter acquired by Altera Vastgoed. Construction is being carried out by Janssen de Jong Bouw. The initial sales phase includes 25 homes, offering a diverse selection of apartments in the mid-price segment as well as exceptionally spacious townhouses. This variety reflects Merwede’s ambition to be an inclusive neighborhood where everyone feels at home—young and old, and with both modest and substantial budgets. The next sales phase is expected to launch after the summer.

Bloom Park is situated adjacent to the future Merwedepark and the Merwedekanaal, offering residents a unique combination of urban living with views of water and greenery. The design by INBO and ANA Architects fully aligns with Merwede’s core values: a sustainable, car-free, and nature-inclusive urban district focused on community and quality of life. In line with this vision, Bloom Park’s bicycle parking facilities have been conceived as light-filled, social gathering spaces—a concept developed in collaboration with an environmental psychologist.
Each building has been designed with a distinct identity, using varied materials and color schemes. Every home enjoys views of greenery thanks to smart layouts and the use of generous bay windows, loggias, balconies, and terraces that enhance the connection with the outdoors. The courtyards have been designed not only to be visually appealing but also to functionally enhance livability by offering spaces for community interaction, relaxation, and play.
