From shipyard to harbor district: in collaboration with partners a.s.r. real assets, FRED, and the City of Amsterdam, G&S& is responsible for the transformation of Shipdock. Near Tuindorp Oostzaan, on the northwest side of the IJ, this new residential and commercial area is taking shape, featuring a wide range of amenities and approximately 5,000 new homes.

Amsterdam-Noord is undergoing rapid development.

To make the district even more pleasant and accessible, G&S& is collaborating with the city council of Amsterdam and several partners on a new residential and commercial area: Shipdock. On the edge of the already transformed NDSM shipyard, the old dry docks and quays form the foundation of this new urban district. It promises to be a mixed-use neighborhood, with approximately 5,000 homes across all segments, surrounded by offices, workspaces, and daily amenities. In total, this project covers 495,000 m² and is set to become the new hotspot of Amsterdam-Noord.

Modern urban living with an industrial edge 
Shipdock is a unique place where history and the future converge. On the site of the current shipyard—which will no longer be in use after Damen Shiprepair’s departure in 2028—this new mixed-use neighborhood is emerging, paying homage to its past in the maritime (manufacturing) industry. The historic layout of the docks and quays remains intact and is connected to the adjacent Tuindorp Oostzaan by long sightlines. Here, an industrial atmosphere is combined with modern urban living. You’ll enjoy the best of both worlds: the dynamism of the city and the tranquility of the water.

With this vision for Shipdock, the initiators of the transformation aim to improve the living environment of the Amsterdam-Noord district: the noise and environmental nuisances associated with the operational shipyard will give way to a quiet, green, and water-rich environment that meets all daily needs. 
 

Diverse housing options  
Shipdock promises to be a vibrant neighborhood with everything that goes with it. In addition to offices, workspaces, and amenities for daily needs, approximately 5,000 homes across all segments will be built. Plans include studios, 2- to 4-bedroom homes, and apartments in the public housing, mid-range rental, and private sectors. Here, first-time buyers can get started, families can grow, and seniors can stay where they love to be. Schools, sports facilities, restaurants, cultural institutions, and care centers are nearby. There are plenty of opportunities for spontaneous encounters, and entrepreneurs can thrive here as well.

New park with a water playground  
A great neighborhood for everyone with plenty to do: that’s Shipdock for sure. For example, the brand-new Shipdock Park, featuring a water playground, is being built along the IJ. Here, Amsterdammers can play, exercise, and spend time together. Shipdock is a pleasant place to be in every season, not least because of its tranquility and abundance of greenery. The neighborhood will be car-free.

Cyclists and pedestrians will have priority, and water and green spaces will receive special attention. By investing in biodiversity, energy-efficient construction, and climate-adaptive solutions, a neighborhood is being created that is ready for the future. Add to this the excellent accessibility—by bike, public transit, and soon possibly even via the IJbaan cable car—and it’s clear: with the realization of Shipdock, a new chapter is beginning for this northern stretch of the IJ riverbank. Not only does Shipdock help alleviate the housing shortage, but it also represents a valuable new asset for the city itself: a sustainable, healthy neighborhood for all Amsterdammers.
