A unique neighborhood with an industrial character
Kabeldistrict is located on the banks of the Schie: for centuries, this has been the heart of Delft’s industry, commerce, and innovation.
At its core lie the characteristic factory halls, which are undergoing a thorough transformation. The industrial park is taking shape as a vibrant, mixed-use urban area with space for knowledge-intensive companies and the traditional manufacturing industry. In the vicinity of, among others, Delft University of Technology, Delft Campus station, and the city center, a unique new neighborhood is slowly emerging: historic and industrial, vibrant, green, and versatile.
Entrepreneurial spirit
In the 1990s, the factory halls largely stood empty, but the site now once again exudes an entrepreneurial spirit thanks to startups, scale-ups, culture, and sports. This drive for innovation will be given even more room to grow in the transformation plan for Kabeldistrict, with 70,000 m² of commercial space and commercial and community amenities. With over a thousand new jobs, Kabeldistrict is becoming a dynamic urban neighborhood brimming with knowledge, technology, and mobility. Its excellent accessibility—the district is located between the A4 and A13 highways and next to the Delft Campus train station—contributes to the area’s vitality and mobility, but never too much: Kabeldistrict is designed as a compact urban neighborhood where connection takes precedence over unnecessary mobility.

Apartments and townhouses in a low-traffic environment
While the larger manufacturing industry is concentrated on the railway side, the streets within the neighborhood will be low-traffic. Here, residents can enjoy living and working from home, with various squares, amenities, plenty of green space, and a new urban park along the water all within walking distance. Kabeldistrict will gain approximately 3,200 to 3,500 new homes, ranging from apartments to townhouses, with a variety of buildings up to 95 meters tall.
Rental and for-sale homes will come in various sizes and price ranges, with a suitable home for everyone: students, first-time buyers, seniors, expats, or families with growing children. Green courtyards and the future Schiepark offer the ideal combination of “enjoying the outdoors” while still being “right in the heart of the city.” In addition to apartments, there are also ground-floor townhouses. With their striking height, they complement the industrial style of the old factory halls and are particularly well-suited for a practice space, studio, or home workshop. With the famous “Delft sidewalk” and the new park along the Schie, this is becoming a wonderful place to live.
