Where lecture halls and laboratories once stood, a green, climate-resilient residential neighborhood is taking shape: meet Gele Scheikunde. This new, unique residential neighborhood in Delft offers a mix of converted apartments in the old faculty building, new-construction apartments, and single-family homes, all while respecting the site’s monumental architecture and rich history.

Rich history 

Located between Delft’s historic city center and the TU campus, you’ll find Gele Scheikunde.

It once housed the Chemistry faculty. After it ceased to be used for education in 2018, the university decided to offer it for redevelopment. In close collaboration with the architects at Cepezed, Nudus, and landscape architects Karres and Brands, G&S& is overseeing the transformation of this site, which stands out thanks to its unique location, rich history, and distinctive architecture. These elements lend themselves perfectly to the creation of a new, future-oriented, and nature-inclusive neighborhood, featuring 300 homes for sale and rent.  

Apartment buildings and single-family homes 
In Gele Scheikunde, people of all ages and lifestyles are finding their new home. Two apartment buildings are being constructed on Michiel de Ruyterweg, featuring commercial spaces on the ground floor for retail and dining establishments. One building will offer approx. 60 for-sale apartments: two-, three-, and four-bedroom units ranging from approx. 50 to 115 m² with their own private outdoor space. The other building will contain approx. 120 rental apartments, including both affordable housing and mid-range rentals. The single-family homes are located in the heart of the new residential neighborhood, adjacent to green space. The three-story homes are situated directly behind the old faculty building, range in size from approx. 140 to 150 m², and feature their own private backyard. Toward the new high school, there are three- and four-story homes (ranging from approx. 140 to 185 m²), and on the west side of the development, you’ll find several spacious single-family homes with views of a park.  





Conversion homes 
The conversion homes in the old faculty building on Julianalaan are particularly unique. The approx. 20 industrial, three-story homes feature high ceilings and a basement that can be used as a home office, gym, or additional bedroom(s). The living areas range from approx. 140 to as much as 270 m². The auditorium will most likely be preserved and transformed into a gathering place, such as a Grand Café with a terrace adjacent to the neighborhood square. This is the beating heart of the neighborhood, where other historic buildings, such as the Kramerstoren, can still be admired in their original state.  

Nature-inclusive future 
In addition to approx. 300 homes, Gele Scheikunde offers space for shops, businesses, and restaurants. All of this in a very central location, with amenities such as schools, universities, museums, movie theaters, and parks within easy reach, and nestled in greenery. In this low-traffic neighborhood, there is no shortage of green ditches, flower beds, public gardens, and a park, interspersed with paths and gathering spots. Future-proofing and climate adaptation are defining keywords for Gele Scheikunde. For instance, there is ample space for “wadis”: green ditches that collect water during times of flooding and store it for drier periods. Where possible, roofs are equipped with solar panels and sedum, a green roof covering that is ideal for biodiversity and water collection. Ultimately, this neighborhood is shaped by its history and designed for a nature-inclusive future.
