De IJ-Loods: The ideal mix of living, working, and social services, in the heart of the NDSM shipyard

G&S&, VolkerWessels Vastgoed, and Lieven de Key are combining their expertise to create a unique new city block at the NDSM shipyard. De IJ-Loods will enrich this modern urban shipyard with residential towers, warehouse apartments, courtyards, a daycare center, a care center and unique commercial spaces, among other things. The goal is to create an inclusive and lively environment where everyone feels at home.


The NDSM shipyard was once one of the largest shipyards in the world, but later artists moved into the warehouses and cranes. In addition to being a popular entertainment venue where culture and art flourish, the shipyard is now transforming into a real urban district. The realization of De IJ-loods adds a new chapter to this development. A new urban district is emerging, where there is room for all types of city dwellers and where living, working and having fun and blend into one another.

Unique single-family homes
De IJ-Loods will add 348 homes to the NDSM shipyard. This new-build project, located between Ms. Oslofjordweg, Mt. Lincolnweg, Tt. Vasemweg, and Ks. Ibisweg, comprises 104 social housing units. These are primarily intended for first-time buyers, giving young people the opportunity to take their first steps on the Amsterdam housing market. In addition, 124 mid-priced rental homes, 110 private sector owner-occupied apartments, and 10 ‘Loodswoningen’ (warehouse homes) will be built. These ‘Loodswoningen’, located on a central inner street, are highly unique. They are the first ground-level single-family owner-occupied homes with private gardens at NDSM. Thanks to a daycare center around the corner and play areas for children, families who want to continue living in the city will have the opportunity to do so. With a planned care center and small-scale commercial spaces, De IJ-Loods will be an ideal mix of housing and social amenities.


















Space for urban nature
Urban nature, which plays an important role in the project, also makes De IJ-Loods feel like home. Residents will soon be able to relax and socialize in the green courtyards, communal roof gardens, and greenhouses. In terms of sustainability, the homes meet the latest requirements: they are, for instance, connected to a district thermal energy storage system, solar panels are being installed, rainwater is collected, and attention is being paid to nature inclusivity. This creates a pleasant, sustainable living environment for the future residents of De IJ-Loods. The project offers excellent mobility facilities. For example, there will be two spacious bicycle parking facilities for approximately 900 bicycles, with an underground parking garage for 93 cars.


In short: De IJ-Loods will be the place for true urbanites who love a rugged edge.
