With each new project, NDSM continues to transform itself into a multifunctional, vibrant and unique urban district. BuurtHaven, located at a former turning point of ships, adds to this enrichment of NDSM. Consisting of 5 residential blocks, it enriches the area with 207 apartments targeted at the mid-range and social rental markets. Thanks to its mix of compact apartments for city dwellers and larger apartments for families and vital seniors, a wide audience of tenants is being served.





School and daycare
However, Buurthaven is much more than a mere residential project targeted at vital seniors. The city block will also hold space for a school, an after-school care, a daycare, various workshops and a community room. This provides this city block with a strong social character. At the east side, BuurtHaven borders on the ks. Ibisplantsoen: a car-free zone that marks the transition between public and private spaces.



Living room for neighbours
BuurtHaven, additionally enhanced with an inner courtyard that is not open to the public, is envisioned as a place where neighbours can meet each other and get connected. The ‘Buurtkamer’ (community room) supports this goal. Bordering the public garden, this ‘neighbours’ living room’ will be easily recognizable for all people living in the neighbourhood. It is easily reachable and can be used to host various events and gatherings. All residential blocks will have easy access to the public garden and the IJ-river, adding to the liveliness of the place. This makes BuurtHaven truly the beating and social heart of NDSM.

Hybrid thermal system
Sustainability is one of Buurthaven’s keywords. Thanks to an intensive collaboration with the Municipality, a hybrid thermal system was integrated in this area. As a result, all the other plots that are still to be developed at NDSM, can be connected to this system and supplied with sustainable energy resulting in a positive impact on the sustainability at NDSM.
