A stunning ensemble of residential buildings, inspired by the industrial spirit of NDSM
NDSM is an urban area with its own character. Once the largest shipyard of the Netherlands, but is now transforming into a thriving cultural hotspot. BinnenDok is an exciting new ensemble of residential buildings, an office building and a parking building, which contributes to a car-free and liveable neighbourhood.

Playing with heights
BinnenDok is located at the heart of NDSM-West, close to the IJ-river. It consists of two residential buildings, characterized by industrial architecture so appropriate for this area. One of the two residential buildings stands out with its height of 60 metres, and contributes to the original, dynamic appearance of BinnenDok.

Rooftop garden
At BinnenDok, you will have 107 apartments – all very different in size and shape.
The ground floor offers space to service companies aimed at the residents of BinnenDok and NDSM, and other creative endeavours. The façade of the green, tall building really stands out. It is partly constructed of concrete bricks with scattered fragments of old television screens. This gives a special reflection to the façade.
In addition to the residential area, BinnenDok consists of an office building and a public parking garage with 525 parking spots. On the roof of the parking garage, residents can enjoy a lush and natural roof garden – which is also a vegetable garden for the residents. Thanks to solar panels, all apartments are supplied with sustainable energy.

Value
Initially, only a parking garage above the ground was envisioned on this plot. However, in collaboration with the municipality, we have managed to reduce the size of this garage in favour of creating space for a residential and commercial program as well. This adds so much more value to the area than just a monofunctional parking garage. To make this happen, we worked closely with our partners Heren 5 Architecten, Kondor Wessels Amsterdam and CCP. As a result, the current parking solution is functional and goes well with the architecture of the project.
Contemporary and ‘cool’
With its industrial, 'cool' and contemporary look, BinnenDok is a perfect fit for NDSM. Here you can still find old relics reminiscent of the district's past as the largest shipyard in the world. Where large ships once sailed into the IJ, now artists and other creative minds thrive. NDSM is offbeat, rough and beautiful at the same time – just like Brooklyn or Berlin are.
NDSM ‘has it all’
NDSM continues to (re)develop itself, with new residential projects for the growing Amsterdam population. It is a popular new district of Amsterdam, multifunctional in nature: with bars, schools, medical facilities, residential buildings, offices and art hotspots, it truly ‘has it all’. Just like Pontkade did, BinnenDok now adds another little piece of city life to the larger area of NDSM.

“NDSM changed a lot during these past 15 years. Back then, there was nothing here: no restaurants, no shops, no facilities. It was an offbeat area where parties and street races were organized. The wharf is becoming more beautiful and more lively, but luckily it still has that rough edge. We really love that rugged side of NDSM.”
